Crazy might be a strong word, but it fits in this case, because if you’ve been on the fence about selling your home, it doesn’t get much better than this. Two key factors in home selling – PRICE and TIME – are perfectly aligned right now to make it a GREAT time to sell.
As for price, he market in the Dallas area has been strong and remains strong going into 2017. The National Association of Realtors (NAR) reinforces that now is a great time to make a move AND make a mint off your home sale with this new stat…homeowners who sold in 2016 saw an average home price gain since purchase of $38,206 – or a 21 percent, on average. That’s up from an average 13 percent gain in 2015, and it is the highest increase since 2007. WOW!
Another factor in considering selling is TIME. The NAR recently revealed the months in which most people listed their homes for sale in 2016. Here is a graphic showing the results:
The three months in the second quarter of the year (represented in red) are consistently the most popular months for sellers to list their homes on the market. Last year, the number of homes available for sale in January was 1,820,000.That number spiked to 2,140,000 by May!
What does this mean to you? With the national job situation improving, and mortgage interest rates projected to rise later in the year, buyers are not waiting until the spring; they are out looking for a home right now. If you are looking to sell this year, waiting until the spring to list your home means you will have the greatest competition for a buyer.
